Any quote outside that range deserves a closer look. Roofers cost a lot when they need to — pulling extra shingle layers, replacing rotted decking, dealing with a steep pitch — but a suspiciously low number usually means something isn’t included. The most common “surprise” charges on a final invoice are deck replacement, ridge vents, and flashing.

- Tear-off vs overlay. A roofer offering to install over existing shingles is offering 60% of the lifespan for 80% of the price. Almost always a bad deal.
- What’s included beyond shingles. Underlayment, drip edge, ice-and-water shield, ridge vents, flashing, and pipe boots all matter. The cheapest quote is usually missing two of these.
- Warranty terms. Manufacturer warranty (on the materials) and workmanship warranty (on the install) are different. Both should be in writing.
