Flat & Commercial Roofing: An Honest Guide

Flat and low-slope roofing is a different trade — different materials, different failure modes, different contractors. If your residential roofer offers to do your shop or your church, get a second opinion.

Flat & Commercial Roofing

What you need to know

Who needs flat & commercial roofing?

Commercial property owners, light industrial, churches, multi-family, and homes with low-slope additions. TPO and EPDM membrane are the standard new-install options.

What it costs

$7–$15 per square foot installed for TPO/EPDM on most commercial buildings. Built-up and modified bitumen run higher.

Any quote outside that range deserves a closer look. Roofers cost a lot when they need to — pulling extra shingle layers, replacing rotted decking, dealing with a steep pitch — but a suspiciously low number usually means something isn’t included. The most common “surprise” charges on a final invoice are deck replacement, ridge vents, and flashing.

How long it takes

Highly variable. Small commercial roofs can install in a few days; large facilities run weeks of phased work.

How to compare flat & commercial roofing quotes

The single biggest mistake homeowners make is comparing quotes on bottom-line price only. Three quotes for the same roof can come back at $9,800, $13,400, and $18,200 — and the highest quote can still be the right call.

What to actually compare:

  • Materials by brand and product line. “Architectural shingle” can mean a 25-year builder-grade product or a 50-year premium product. Make sure the comparison is across the same tier.
  • Tear-off vs overlay. A roofer offering to install over existing shingles is offering 60% of the lifespan for 80% of the price. Almost always a bad deal.
  • What’s included beyond shingles. Underlayment, drip edge, ice-and-water shield, ridge vents, flashing, and pipe boots all matter. The cheapest quote is usually missing two of these.
  • Warranty terms. Manufacturer warranty (on the materials) and workmanship warranty (on the install) are different. Both should be in writing.
  • Insurance and license.Verify the TN license, GL insurance, and workers’ comp before signing. See the license verification guide.
